Broadway Rezoning Plan Approved: New Housing Era Begins for Edgewater

The City Council has approved a significant rezoning plan for Broadway in Edgewater, which will permit taller, denser buildings and allow for more diverse business types along the corridor. The Thursday vote finalized changes to zoning regulations between Devon and Montrose avenues that will reshape the neighborhood's future development.
According to Alderperson Leni Manaa-Hoppenworth (48th Ward), the Broadway Land Use Framework aims to increase affordable housing options near CTA Red Line stations and support small businesses in the area. "Broadway is the spine that connects all of our wards in Uptown and Edgewater, and what we wanted to address is how land is being used," Manaa-Hoppenworth explained. The plan is designed to make zoning more transparent and predictable for small businesses while encouraging development along the Red Line.
In other neighborhood news, residents should mark their calendars for FitPop Edgewater, a brand new fitness and wellness event starting October 20th and running through November 3rd. This two-week exploration of Edgewater's fitness and wellness businesses will feature a series of diverse pop-up events promoting healthy lifestyles, with Thorek Memorial Hospital proudly sponsoring the initiative. Residents are encouraged to participate in the upcoming community events and share their thoughts on the Broadway rezoning at upcoming ward meetings.
