Capricorn Design Unveils Plans for 90 New Apartments to Revitalize Vacant Bronzeville Lots

A Chicago developer is making moves to transform four long-vacant lots in Bronzeville into vibrant residential spaces. East Village-based Capricorn Design and Build has proposed four residential buildings on lots between 3746-3766 S. Michigan Avenue, bringing new life to property that has remained empty for over two decades near Guaranteed Rate Field.

The ambitious project, designed by Hanna Architects, features four separate four-story buildings that will rise approximately 52 feet in height. Drawing inspiration from Chicago's traditional six-flat buildings, the structures will be clad in red brick with cast-stone accents and will collectively house a total of 90 units. This development represents a significant step in addressing housing needs while beautifying an area that has long awaited revitalization. Community reaction has been overwhelmingly positive, with local residents and urban planning enthusiasts praising the project as "fantastic density that will continue to help Bronzeville flourish" and noting that "projects on the South and West Sides are always good news."
