LeClaire Courts Redevelopment Reaches Milestone as Construction Begins in Garfield Ridge

A transformative development is taking shape in Garfield Ridge as construction permits have been issued for the first two buildings of the long-anticipated LeClaire Courts redevelopment. The

27 million initial phase will bring 183 new apartments to the neighborhood along Cicero Avenue between 44th and 45th Streets, with 90% designated as affordable housing.

Developed by The Habitat Company and Cabrera Capital Partners with architectural planning by Solomon Cordwell Buenz, the project will create two six-story buildings featuring modern amenities including community rooms, fitness centers, and a 14,000-square-foot early childhood center. The south building will include retail space, while the north building is expected to have a unique rooftop apiary promoting urban biodiversity. Future phases of the 32-acre development aim to deliver up to 700 new residential units alongside commercial spaces, healthcare facilities, and community amenities.
