Modern Warehouse Development Breaks Ground on Near West Side's Fulton Street

Two full building permits have been issued for a new industrial development at 2519 W. Fulton on Chicago's Near West Side. The project, planned by Range Group and HSA Commercial Real Estate, will create a pair of 35,000-square-foot small-bay warehouses that can accommodate multiple tenants or a single user and will offer 28-foot clear heights, individual drive-in doors, and drive-in docks capable of accommodating 40-foot trucks.
"This development will bring the first modern industrial product for small-bay users to Chicago's thriving Kinzie Industrial Corridor," said Seth Halpern, principal and co-founder of Range Group. The facilities are designed to be ideal for businesses such as last-mile delivery stations, trade and service firms, or light manufacturing, thanks to their proximity to Chicago's densest neighborhoods. With demolition completed by Atlas Industries and the recent issuance of construction permits, ARCO/Murray can now begin building the new warehouses with completion targeted for sometime in 2026.
The strategic location offers excellent transportation access, being less than a mile from the Dwight D. Eisenhower Expressway and approximately 3 miles from the Jane Byrne Interchange, where the Eisenhower, Kennedy, and Dan Ryan expressways converge. The site is also within walking distance from stops along CTA and Metra rail lines.
