Broadway Rezoning Approved in Edgewater, Paving Way for New Housing and Development

Edgewater residents will soon see new residential growth along Broadway as the City Council recently approved a significant rezoning plan for the corridor. The rezoning, which passed in mid-October, will allow for taller and denser buildings along Broadway from Devon to Foster avenues, with most of the area receiving a B3-5 designation that permits housing on upper floors with retail or restaurants at street level.
The plan aims to create more housing near the CTA Red Line in an area that has experienced rising housing costs. According to Alderperson Leni Manaa-Hoppenworth of the 48th Ward, the west side of Broadway between Balmoral and Foster avenues will be rezoned to B3-3 following community feedback. The rezoning has received support from the Edgewater Chamber of Commerce and several housing and transit advocacy groups, though it faced debate among residents during its development.
This transformative change marks a new chapter for Broadway, which hasn't seen significant new housing construction in some areas for decades.
