New 'Casa Bienestar' Senior Housing Development Unveiled for Near West Side

The Near West Side is set to welcome a significant new affordable housing option as developer Teo Scorte of Green Street Property Management recently unveiled plans for 'Casa Bienestar,' a seven-story senior housing development. The project, designed by architecture firm UrbanWorks, will feature an L-shaped building that creates a central courtyard on the ground floor.

When completed, the development at 1606 S. Wolcott Ave will include community amenities such as a lobby, community room, fitness center, and library space. The building will house 106 residential units—94 one-bedroom and 12 two-bedroom layouts—with affordable rents ranging from $675 to

,800 per month for seniors 55+ who make less than 80% of Area Median Income. Additionally, the project will include nearly 5,500 square feet of commercial space divided into four office suites designed to attract social service providers, creating a comprehensive support system for residents.

The development team has already submitted a zoning application as of last week, and once approved, they can move forward with applying for building permits.
