New Owner Takes Over Three Historic Hyde Park Apartment Buildings in $23.7 Million Deal

By Socialhood News · Il/Chicago/Hyde Park ·

Hyde Park's rental landscape is shifting as local real estate investor Robert S. Levinson has purchased three apartment buildings from TLC Management for $23.7 million. The portfolio includes Campus Court Apartments at 5417-23 S. Harper Ave., the Victorian at 5326 S. Cornell Ave., and Woodlawn House at 5214 S. Woodlawn Ave., collectively containing 207 units.

Levinson, who serves as president of RSL Building Corp with offices in River North, adds these properties to his growing Chicago real estate portfolio. The seller, Stuart Handler's TLC Management, has been actively repositioning its holdings over the past year, selling multiple South Side properties while expanding investments in Chicago's northwest suburbs. According to Department of Buildings records, two of the three buildings passed their 2025 inspections. The properties generate approximately

.7 million in annual income, with rental rates for studios between
,100 and
,200 and one-bedroom units around
,400 – prices that align with neighborhood averages.

The transaction reflects continued strong investor interest in Hyde Park real estate since the announcement of the Obama Presidential Center in nearby Jackson Park. According to the Illinois Answers Project, investor purchases in the neighborhood rose from 16% of properties in 2015 to nearly 25% in 2022. Residents interested in learning more about neighborhood development trends can attend the next Hyde Park Chamber of Commerce meeting or visit the Hyde Park Herald website for ongoing coverage of local real estate transactions.
