Historic Pelouze Building in Streeterville Gets Green Light for Residential Transformation

By Socialhood News · Il/Chicago/Streeterville ·

Streeterville residents will soon have exciting new housing options as the Zoning Board of Appeals recently approved a variance for the residential conversion of the historic Pelouze Building at 230 E. Ohio Street. The seven-story structure, designed by architect Alfred Alschuler and built in 1917, has a rich history, having once served as the longtime home of famous architect Mies van der Rohe's office.

Designed by NORR, the ambitious project by Horizon Realty Group will transform the vacant office space into 72 residential units spanning the second through seventh floors, while preserving the ground floor commercial space and existing tenants. Future residents will enjoy impressive amenities including a rooftop deck featuring a sports court, outdoor games area, dog run, and outdoor seating with fire pits and grilling stations. With interior renovation permits already issued, general contractor Grizzly Construction Advisors LLC can now begin the buildout of the new residential units, with construction completion expected by December 2026.

The building's existing first floor businesses, including Dao Thai Restaurant & Noodle Palace, Eye Society, and YA Skin Studio, will remain open throughout construction. The property's prime location in Streeterville places residents just three blocks from Lake Michigan and Ohio Street Beach, and only one block from Michigan Avenue, making it an ideal home for those seeking to enjoy all that this vibrant neighborhood has to offer.
