Historic Pioneer Arcade Building Secures $36 Million Redevelopment as Affordable Senior Housing in Humboldt Park

A landmark Humboldt Park building is getting a new lease on life as the Chicago City Council has approved crucial TIF funding for the transformation of the historic Pioneer Arcade at 1539 North Pulaski Road. The Spanish-Baroque style structure, built in 1925, will soon become a vital community resource offering 61 affordable housing units for seniors.

The $36 million redevelopment project, led by Hispanic Housing Development Corporation in partnership with UrbanWorks architecture firm, will preserve the building's distinctive cream-colored terra cotta façade while creating 58 one-bedroom and three two-bedroom apartments for elderly residents earning 50-60% of Area Median Income. The revitalized structure will feature amenities including a community room with dining space, medical check-up facilities, and outdoor areas with garden planters. 'With its funding secured, the proposal will now proceed to the permitting phase,' confirmed a city spokesperson, with construction expected to begin early next year.

This adaptive reuse project represents a significant win for historic preservation and affordable housing advocates in Humboldt Park. Originally serving as a recreation hall featuring shops, billiards, and a bowling alley, the building will now address critical housing needs for the neighborhood's senior population.
