Historic Pelouze Building Transformation Progresses as ZBA Approves Residential Conversion in Streeterville
By Socialhood News · Il/Chicago/Streeterville ·
Streeterville's historic Pelouze Building at 230 E. Ohio Street is one step closer to its new life as a residential property after the Zoning Board of Appeals recently approved a key variance for the project. The office-to-residential conversion, being developed by Horizon Realty Group, will transform the seven-story structure into 72 loft-style apartments while preserving the building's historic character and maintaining ground-floor commercial space.
The ambitious renovation project represents a significant investment in Streeterville's housing diversity, offering residents new living options in a prime location just three blocks from Lake Michigan and Ohio Street Beach, and only one block from Michigan Avenue. Current ground floor businesses, including restaurants and retail, will remain operational throughout the conversion, maintaining the vibrant street-level experience that Streeterville residents value.
Neighborhood residents interested in learning more about this transformative project can contact the Streeterville Organization of Active Residents (SOAR), which has been monitoring the development. The conversion is expected to be completed by late 2026, adding to Streeterville's dynamic mix of historic architecture and modern living spaces while preserving an important piece of the neighborhood's architectural heritage.
