Via Chicago Architects Leads Innovative Housing Preservation Project in Palmer Square

Palmer Square residents will soon witness the transformation of a neglected two-flat building into a model for neighborhood housing preservation. Local design firm Via Chicago Architects purchased the historic building at 3101 W. Palmer Square in early 2025 and is now working to carefully restore its unique exterior features while expanding housing options. The project, known as Palmer+, will preserve the building's distinctive iron spot brick with thin "butter joints," ornate wood porch columns, and powder-blue cornice while fully renovating interior apartments and adding a garden apartment with private entry.
The innovative project addresses a growing community concern: the accelerating loss of two- and three-flat buildings that are being converted into single-family homes. To make the preservation financially viable while maintaining the building's historic character, the architects are utilizing the corner location and deep lot to add a townhouse-style owner-occupied unit at the rear. This thoughtful approach represents what the architects call "a tangible example of Logan Square's ability to evolve without losing its roots."
