Palmer Square Preservation Project Enters Final Design Phase as Via Chicago Architects Host Community Open House

The innovative Palmer+ historic preservation project at 3101 W. Palmer Square is moving into its final design phase, with Via Chicago Architects announcing a community open house scheduled for mid-December. The architecture firm, which purchased the neglected two-flat in early 2025, is showcasing their creative approach to preserving neighborhood housing while addressing the community's need for more apartments.
The project stands out for its commitment to restoring the building's unique exterior features—including its distinctive iron spot brick with thin "butter joints," ornate wood porch columns, and powder-blue cornice—while simultaneously adding housing density through a garden apartment and new townhouse-style unit. "The reborn corner of Palmer and Albany will be a tangible example of Logan Square's ability to evolve without losing its roots," noted a representative from Via Chicago Architects, who explained that the project aims to counter the accelerating loss of two- and three-flat buildings being converted into single-family homes.
Neighbors interested in learning more about this preservation effort are invited to attend the open house in December, where architectural plans and historic photos of the property will be on display. Construction is expected to be completed in 2026, offering a blueprint for how Palmer Square can maintain its architectural heritage while addressing housing needs. The project complements the neighborhood's recent designation as Chicago's first arboretum, reflecting a community committed to preserving both its natural and architectural treasures.
