New 'Casa Bienestar' Senior Housing Development Moves Forward on Near West Side

The Near West Side is set to welcome a significant new affordable housing option as developer Teo Scorte's proposed 'Casa Bienestar' senior housing development advances through the city's approval process. The seven-story building, designed by architecture firm UrbanWorks, features an innovative L-shaped design creating a central courtyard at 1606 S. Wolcott Avenue.

When completed, Casa Bienestar will offer 106 affordable units exclusively for seniors 55 and older who earn less than 80% of the Area Median Income. The development will include 94 one-bedroom and 12 two-bedroom layouts with rents expected to range from affordable rates. Community amenities will include a lobby, community room, fitness center, and library space, while the building's nearly 5,500 square feet of commercial space will be divided into four office suites designed to attract social service providers.

The project represents a response to community requests for more affordable senior housing options in the area.
