Edgewater Sees Surge in Housing Development as Mixed-Use Project at 1101 W. Berwyn Nears Completion

Edgewater residents are witnessing a transformation of their neighborhood as several significant housing developments move forward, including the mixed-use development at 1101 W. Berwyn which is currently under construction. The 56-unit building, situated strategically next to the CTA L station, represents part of a broader trend of transit-oriented development in the area.
The project aligns with recent City Council initiatives designed to build more housing along Broadway in Edgewater, making it more affordable to live near the recently modernized CTA Red Line. According to Alderperson Leni Manaa-Hoppenworth of the 48th Ward, these developments aim to revitalize Broadway, which hasn't seen new housing construction on its west side for two decades. "Let's try something different," Manaa-Hoppenworth stated, highlighting the need for fresh approaches to neighborhood development.
Community leaders emphasize that increasing residential density creates safer neighborhoods with "more eyes on the street" while enriching the area's culture and adding diversity. The timing coincides perfectly with the nearly complete reconstruction and modernization of the Red and Purple CTA train lines, potentially boosting ridership and further integrating transit options with new housing opportunities.
