Casa Bienestar Senior Housing Development Moves Forward on Near West Side with December Approvals

Near West Side residents will soon have new affordable housing options as the Casa Bienestar senior housing development at 1606 S. Wolcott Avenue advances through the city's approval process this December. Developer Teo Scorte's seven-story, 106-unit apartment building will exclusively serve seniors 55 and older, with all units rented at affordable rates for residents earning between 30% and 80% of the area median income.
Designed by architecture firm UrbanWorks, the L-shaped building features a distinctive curved design that runs parallel to the adjacent railroad embankment and creates a central courtyard on the ground floor. The development will include 94 one-bedroom and 12 two-bedroom units, with amenities such as a community room, fitness center, and library space. This marks Scorte's first fully affordable housing project specifically for seniors, developed in response to community feedback requesting more affordable housing options in the area. "We've had enough meetings where the community has been asking for more and more affordable housing... Essentially, we're trying to respond and provide what you asked for," stated project representatives.
