Palmer Square residents will have a unique opportunity to explore architectural heritage preservation this December as Via Chicago Architects announces a community open house showcasing their innovative rehabilitation project at 3101 W. Palmer Square. The design firm, which purchased the historic two-flat earlier this year, is entering the final phase of their preservation efforts aimed at maintaining the building's distinctive character while addressing neighborhood housing needs.
The Palmer+ project stands out for its thoughtful approach to preserving exterior elements including the building's iron spot brick with thin "butter joints," ornate wood porch columns, and powder-blue cornice. While maintaining these historical features, the architects are simultaneously adding housing density through a garden apartment and townhouse-style unit. According to information shared during September's preservation walk, the project represents "a tangible example of Logan Square's ability to evolve without losing its roots" and addresses growing concerns about the conversion of multi-unit buildings into single-family homes.
