Luxury Bathhouse at Morgan and Madison Streets Secures Final Permit, Brings New Wellness Destination to West Loop

West Loop's wellness landscape is about to transform with the luxury Bathhouse project at 8 N. Morgan Street receiving its full building permit on January 2, 2026. Construction is already well underway on the three-story, 40,000-square-foot spa by New York-based Bathhouse, which represents the company's first expansion outside of New York City.
Designed by renowned architectural firm Gensler, the brick-clad structure with rounded corners and opaque glazing will feature a rooftop restaurant and pool when completed. The interior plans showcase multiple indoor pools with hot, cold, and salt water experiences, alongside various saunas and treatment rooms. According to Brett Taylor, Gensler's principal-in-charge, "The Chicago Bathhouse will be an inclusive, neighborhood amenity in Fulton Market, accessible to all through daily guest passes."
West Loop residents looking forward to this unique wellness destination won't have to wait much longer. With foundation work already completed and the full building permit now issued, general contractor DCS Midwest can continue construction through completion, with the facility expected to open to the public in 2026. The spa represents another distinctive addition to the neighborhood's expanding lifestyle amenities, further cementing West Loop's reputation as one of Chicago's most dynamic and forward-thinking communities.
