New Mixed-Use Development to Transform Belmont Avenue: Giordano's Location Making Way for Modern Housing

Lake View residents will soon see a significant transformation along Belmont Avenue as plans for a new mixed-use development at 1040 W. Belmont Avenue were unveiled this month. The five-story project, proposed by Kiferbaum Development Group and designed by Jonathan Splitt Architects, would replace the current one-story commercial building that houses a Giordano's pizzeria location near the busy Belmont CTA station.
The modern building would stand 76 feet tall and feature 28 residential units, 4,400 square feet of retail space, and amenities including bike parking for residents. Following the city's affordable housing requirements, six of the units would be designated as affordable housing. According to the plans, the ground floor would include two retail spaces fronting Belmont Avenue with the building's residential entry positioned between them. The project would also include outdoor parking spaces located along the alley behind the building.
The proposed structure would feature a red-brick façade with cast-stone details, complementing the neighborhood's architectural character. The development team is now beginning the process of rezoning the site and seeking approval from Alderman Bennett Lawson and the city.
