Streeterville's Office-to-Apartment Boom: 230 E. Ohio St. Nears Completion as Neighborhood Grows Upward

By Socialhood News · Il/Chicago/Streeterville ·

Streeterville's transformation into one of Chicago's most dynamic residential destinations is hitting its stride in 2026, with a pair of notable development stories giving neighbors plenty to celebrate this February.

At 230 E. Ohio Street, Horizon Realty Group's ambitious office-to-apartment conversion project is closing in on its finish line. The real estate firm purchased the historic seven-story loft office building in September 2024 for approximately $5.6 million and set out to reimagine its future — converting the largely vacant structure into 72 new apartments. Construction began in January 2025, with completion targeted for 2026. It marks Horizon's first foray into office-to-residential conversion, and the project's proximity to Northwestern University Feinberg School of Medicine and University of Chicago Medicine's River East hospital is expected to fuel strong demand from medical professionals and students in the heart of the neighborhood.

Meanwhile, the skyline continues to rise at 400 Lake Shore Drive, where a 72-story, 857-foot-tall residential tower is climbing steadily upward — a stunning symbol of Streeterville's enduring appeal as a place to live, work, and thrive. Together, these projects reflect a neighborhood investing in its future, turning underutilized spaces into vibrant homes. Streeterville residents are encouraged to follow both developments closely — the best chapters of this neighborhood's story are still being written!
