Big news for Bronzeville's housing landscape: the Chicago City Council has officially approved a brand-new four-building residential complex at 3746–3766 S. Michigan Avenue, clearing the way for 90 new apartments on a stretch of land that has sat largely empty for years. The $24 million project, developed by Capricorn Design + Build LLC and designed by Hanna Architects, will bring four four-story brick buildings featuring front balconies, rooftop decks, and on-site parking to the neighborhood — with a groundbreaking potentially as soon as March 2026.

Of the 90 total units, 18 will be income-restricted and affordable at 60% of area median income, a meaningful win for residents who want to stay in the neighborhood as it continues to grow.
