A New 24-Unit Condo Building Is Coming to Irving Park Road — And It's Breaking Ground This Summer

Big news for the Irving Park Road corridor: a fresh, family-sized residential development is officially on the way. Developer Barrett Homes has announced plans to break ground this summer on a four-story, 24-unit condo building at 2137–47 W. Irving Park Road in North Center, replacing the existing Wintrust drive-thru bank and an adjacent vacant building that have long sat on the block.

Designed by 360 Design Studio, the brick-clad building will rise 65 feet and feature approximately 4,000 square feet of ground-floor commercial space — a welcome boost for street-level retail along the corridor. All 24 units will be three-bedroom, two-bath homes marketed toward families, with prices anticipated between $700,000 and

million. Notably, two units will be set aside as affordable housing under the city's Affordable Requirements Ordinance, earmarked for families earning less than $50,000 a year. The project also includes a shared rooftop deck and a bike rack out front, with existing curb cuts on Irving Park Road and Hamilton Avenue being removed to improve pedestrian safety. Ald. Matt Martin (47th) granted the zoning change needed to move the project forward, and the North Center Neighbors Association has voiced its support. Units are expected to be delivered by the end of 2027.
