Long-Neglected Indian Trails Apartments Gets New Owners and a $23 Million Makeover — Residents Never Gave Up

After years of deteriorating conditions and community frustration, West Pullman's Indian Trails Apartments is finally getting the overhaul its 180 residents deserve. California-based Transcend Development Group has purchased the affordable housing complex at 221 E. 121st St. in a $53 million deal — with roughly $23 million of that earmarked specifically to rehabilitate aging infrastructure and upgrade apartments, most of which carry federal rent subsidies.

The financing package is a true community effort: Low-Income Housing Tax Credits, tax-exempt bonds, and investments from the City of Chicago, the U.S. Department of Housing and Urban Development, and Huntington Bank are all helping make the transformation possible. Nicholas Tufano, partner at Transcend Group, credited the residents themselves for keeping the pressure on: "The residents and community advocates of Indian Trails never stopped pushing for change," he said, calling the rehab long overdue. 21st Ward Alderman Ronnie Beale tied the investment to a broader decade-long neighborhood renaissance, noting it is "another piece of the puzzle that has changed the quality of life for people in this community."

For West Pullman, the Indian Trails turnaround adds meaningful momentum alongside the Habitat for Humanity townhomes and the Morgan Park Commons vision taking shape nearby.
