McKinley Park Is Building Up: New Mixed-Use Project & Affordable Homes Signal a Neighborhood on the Rise

McKinley Park is getting a major construction boost this spring, with two newly approved residential and commercial developments setting the stage for exciting growth along the neighborhood's most traveled corridors.
First, big plans are taking shape on South Archer Avenue. A four-story mixed-use building is headed to 3188 S. Archer Avenue, replacing a long-vacant lot that had been used informally as a junkyard. Designed by local firm Vari Architects and led by SkyRiver Archer Development LLC, the project will rise 47 feet and feature nearly 3,000 square feet of ground-floor retail split across three storefronts — a welcome addition of shopping and dining options for neighbors. Above, 24 residential units split evenly between two- and three-bedroom layouts will bring new housing to the neighborhood's most iconic street.
And the housing momentum doesn't stop there. The City of Chicago recently selected McKinley Park for its "Missing Middle" infill housing initiative, with Urbanism LLC tapped for a $4.4 million project bringing five new two-flat buildings to the 2400 block of West 34th Place. Part of a broader $35.5 million effort spanning McKinley Park and East and West Garfield Park, these owner-occupied homes will be sold to households earning up to 140% of the area median income — putting homeownership within reach for working families. As DPD Commissioner Ciere Boatright put it, these projects will "put vacant City lots into productive use" while "creating home-ownership opportunities that build community wealth."
