South Loop's reputation as Chicago's most dynamic neighborhood just got another boost — and this time, it's coming from two very different corners of the map. Fresh permit filings and a major financing milestone are signaling that the neighborhood's construction momentum is showing absolutely no signs of slowing down in 2026.

First up: a long-anticipated residential project at 1225 South Indiana Avenue is officially moving forward. Dubbed Parkway Residences and designed by 2RZ Architecture, the five-story, Z-shaped building will replace a long-vacant lot near NEMA and One Museum Park at the corner of 13th Street. What makes this project especially neighborhood-friendly is a planned small public park anchoring the street corner, complete with a large lawn, benches, and landscaping — a genuine green gift to the block. Meanwhile, just a short walk away along the Chicago River, the Riverline tower at 1010 South Wells Street has secured an $83 million construction loan from Wintrust Bank, clearing the last major financial hurdle for CMK Properties' 21-story mixed-use tower. Designed by Gensler, the striking structure will cantilever over a brand-new riverwalk extension, with ground-floor retail and sweeping water views. A second 28-story Riverline tower at 910 South Wells — 350 units strong — already has permits pending.
