River North's Green Future Takes Shape: 310 W. Huron Locks In $44M and a Pocket Park for the Neighborhood

Near North neighbors, here's a springtime story that's equal parts bricks-and-mortar and breathing room. The mixed-use development rising at 310 West Huron Street just cleared a major financial milestone — developers ZSD and Third Coast Real Estate have secured a $44 million construction loan to fund the remainder of the project, keeping the build firmly on track for River North's growing skyline.

Designed by local firm Pappageorge Haymes Partners, the nine-story building is replacing a large surface parking lot at the corner of North Franklin Street — a classic case of underused asphalt giving way to something far better for the neighborhood. And here's the detail that really stands out: the development won't consume the entire lot. A small section to the west is being set aside as a dedicated pocket park, adding a welcome patch of green to this busy stretch of River North.

The timing couldn't feel more fitting. Just a few weeks away, on April 18th, the River North Residents Association is calling on neighbors to celebrate Earth Day with a community cleanup at A. Montgomery Ward Park (Kingsbury & Erie), starting at 9 a.m. — proof that this neighborhood takes its green spaces seriously.
