Up or Out? Andersonville Neighbors Get Their Say on Proposed 27-Unit Apartment Building on Ashland

A new development proposal is stirring conversation in Andersonville — and residents have until April 14 to weigh in. Developer James Fox of Mackinaw Development, LLC and architect Mike Maresso of MC & Associates presented plans this week to Ald. Andre Vasquez (40th) for a five-story apartment building at 5636–40 N. Ashland Ave. The project would replace an existing stretch of two-flats and requires a zoning change to move forward.

If approved, the building would bring 27 two-bedroom, two-bathroom units to the neighborhood, ranging from 920 to 1,100 square feet each. Residents would also enjoy a private balcony with every unit and access to a shared rooftop deck — a welcome amenity in a neighborhood that loves its outdoor spaces.

The proposal is part of a broader wave of new housing interest on Chicago's Far North Side, with a separate Edgewater project also in the works to rehab a century-old building at 5252 N. Broadway into 14 family-sized apartments — while preserving beloved ground-floor tenants like Lost Hours coffee shop and Edgewater Pottery.
