Irving Park's development boom just hit a major new milestone. A caisson permit — the first concrete step toward full construction — was issued this week for an ambitious mixed-use development at 4006 N. Sheridan Road, right at the high-visibility corner of N. Sheridan Road and W. Irving Park Road. Planned by Catapult Real Estate Solutions and designed by Built Form LLC, the project will rise seven stories and deliver 91 brand-new apartments to the neighborhood.

The unit mix includes 11 studios, 46 one-bedrooms, and 34 two-bedrooms, with rents ranging from approximately

,700/month for studios up to $2,500/month for two-bedrooms. Residents will enjoy serious amenities: a shared workspace, a fitness center, an amenity deck on the second floor, and a stunning seventh-floor community space overlooking the Sheridan and Irving Park Road intersection with views toward downtown. The ground floor will feature 2,050 square feet of street-level retail and parking for 92 bikes. The building's design blends metal panels, brick masonry, and glass and aluminum storefront at street level to activate the busy corner.
