The Chicago Plan Commission is this month reviewing an ambitious mixed-use redevelopment proposal that would bring up to 80 new residential units and fresh ground-floor commercial space to 1646–1654 W. Howard St. and 7601–7623 N. Paulina St. — right on the neighborhood's northern edge in the 49th Ward.
The project, proposed by VV Howard Paulina, LLC, has two exciting components: a thoughtful renovation of the existing Werner Bros Building into 20 dwelling units, plus construction of a brand-new eight-story mixed-use building with 60 additional residential units and street-level retail. If approved by the Commission, the development would also include 28 parking spaces — a meaningful addition to a corridor that's been ripe for reinvestment for years. The plan calls for rezoning the site to a unified B3-3 district to support the larger vision.
