Bricktown Shapes Its Own Future: Avondale Neighbors Win Key Changes to California Avenue Development

Community voices are making a real difference in Avondale. A major development proposal for a long-vacant lot at 3231–65 N. California Ave. near Melrose Street has been significantly revised — and neighbor feedback is the reason why. Local firm Stocking Urban, partnering with Macon Construction, returned to the community this week with a redesigned $60 million plan that responds directly to concerns raised at an earlier presentation.

The revised proposal brings the unit count down from 152 to 105 homes, now featuring 40 townhomes and 65 apartments — replacing the northernmost five-story apartment building from the original design with 14 three-story townhomes that better fit the surrounding streetscape. The updated plan also includes 112 parking spaces, exceeding what the city would require. Zoning committee member Mark Winkelman of the Avondale Neighborhood Association noted that filling empty lots like this one helps support the walkable, small-business-rich character that defines the neighborhood. Ald. Anthony Quezada (35th) — who had rejected the original proposal — is now collecting community feedback online through May 14 before deciding whether to support the new version.
