44 New Affordable Homes Are Coming to Division Street — and Humboldt Park Just Got One Step Closer to Making It Real

Humboldt Park's fight against displacement just scored a major win. A 44-unit, fully affordable apartment building planned for 3251 W. Division St. cleared a critical hurdle this week, earning approval from Ald. Jessie Fuentes (26th) and the Chicago City Council's zoning committee.
The project, led by the Hispanic Housing Development Corporation — already one of the most active affordable housing builders in the 26th Ward — calls for a six-story building on a lot that has sat vacant since the company demolished an old two-flat there years ago. Designed by WJW Architects, the $36 million development will include 12 one-bedroom units, 25 two-bedroom units, and seven three-bedroom units, along with 16 parking spaces, a community room, a library, a fitness area, and a courtyard. Neighbors provided feedback throughout the process, leading to a top-floor setback in the design to address concerns about building height.
For Ald. Fuentes, the need couldn't be more urgent — her office currently has a waiting list of 300 residents seeking housing. With zoning now greenlit, the project moves closer to breaking ground and delivering real relief for families who call Humboldt Park home. Keep an eye on 3251 W.
