New Condos & a Classic July 4th Parade: Irving Park's Holiday Weekend Was One for the Books
By Socialhood News · Il/Chicago/Irving Park ·
Irving Park neighbors, your community had plenty to celebrate this Fourth of July weekend — and not just America's 250th birthday. Fresh off a summer of momentum, the neighborhood is continuing to build toward its future on multiple fronts.
First, a development milestone worth marking: the Chicago City Council has approved a new four-story building at 2137 W. Irving Park Road. The project will deliver 24 residential condos — all three-bedroom, two-bathroom layouts with private balconies — plus street-level retail and a coveted shared rooftop deck. Two of the units will be sold as affordable at 30% AMI, keeping the development grounded in the community values Irving Park has long championed. Construction was originally slated to begin this spring with a target finish in Spring 2027, meaning neighbors could soon see this stretch of Irving Park Road transform in a big way.
And the holiday weekend itself? Irving Park showed out in style. Independence Park at 3945 N. Springfield Ave. hosted its beloved annual Fourth of July parade, inviting neighbors to walk together through the streets before settling in for music, races, an egg toss, and a water-balloon fight — the kind of old-school, front-porch celebration that makes this Northwest Side neighborhood feel genuinely like home. Between a City Council-approved development adding new neighbors and a parade that brought the whole community together, Irving Park's summer of 2026 is off to a roaring start.
