A Long-Empty Logan Square Corner Is Getting a Second Chance — With 40 New Apartments and Neighborhood Input

Logan Square neighbors, another long-vacant eyesore could soon be a thing of the past. A fresh development proposal is on the table for the empty corner lot at Diversey Avenue and Mozart Street — and this one comes with a community conversation already underway.

Developers with Studio Oakley, a Chicago real estate and development firm, unveiled plans this week for a five-story mixed-use building at 2758 N. Mozart St. The proposal calls for 40 apartments, two commercial spaces, and four duplex single-family rowhomes with private street-level entrances on Mozart — a design touch that aims to keep the building feeling connected to the block rather than towering over it. The lot has sat vacant since 2019, and this marks at least the third redevelopment attempt for the site — but the first under Studio Oakley's ownership. Nearly 50 neighbors showed up to a virtual community meeting hosted by the 1st Ward Office on Monday to weigh in, raising questions about parking, traffic, and building density. Studio Oakley co-founder Eric Kogan framed the project as a genuine response to the neighborhood's housing crunch, describing it as a "gateway to Logan Square" and emphasizing a commitment to mixed-income housing. The firm also holds a partnership with the Chicago Housing Authority's Mobility Counseling Services Program, which works with developers to secure housing for families in low-poverty areas.

With Logan Square's housing momentum building all year — from La Herencia Apartments to new units on Milwaukee Avenue — this proposal adds another chapter to the neighborhood's ongoing push to grow thoughtfully.
