West Englewood's 63rd Street Corridor Just Got Two New Mixed-Use Buildings — And a Green Line Glow-Up

Big news is coming to the blocks right around the 63rd/Ashland Green Line station. The City of Chicago has selected E.G. Woode — a local collective of architects, designers, and entrepreneurs known for breathing new life into neglected properties — to lead an

8 million mixed-use development across two vacant city-owned sites in West Englewood. The project will bring 36 residential units and retail space to 1607 W. 63rd St. and 1515 W. 63rd St., two lots sitting just steps from the CTA Green Line terminus, qualifying them as Transit-Oriented Developments.

One of the sites has a particularly compelling backstory: the lot at 1515-19 W. 63rd was acquired by the city through the 2025 Hilco auction after a court battle forced out one of Chicago's most notorious negligent landowners, whose hundreds of vacant lots had racked up

5 million in city fines. That eyesore is now on track to become a community asset — a fitting turnaround for a corridor already buzzing with momentum.

The announcement, revealed July 19–20, adds fresh energy to the 63rd Street corridor and builds on West Englewood's growing reputation as a neighborhood on the rise. The Community Compact Framework Planning Team is also actively discussing TIF incentives to fast-track redevelopment in the area. Want to plug in?
