A New Address on Roscoe Street: Luxury Condos Are Coming to the Heart of the Village

By Socialhood News · Il/Chicago/Roscoe Village ·

Roscoe Village is about to get a stunning new addition to its streetscape. A building permit has been granted for a brand-new four-story residential development at 2237 W. Roscoe Street — right on the southwest corner of Roscoe Street and Bell Avenue — signaling that construction is officially cleared for takeoff.

Garner Development of North Park is serving as both developer and contractor on the project, with architecture by Raffi Arzoumanian of a+c Architects. The building will feature six for-sale condominium units in four- and five-bedroom configurations, with garage parking at ground level and coveted outdoor rooftop space topping it all off. The reported cost of the permit clocks in at $5.5 million — a meaningful investment in the Village's residential fabric. Garner Development hopes to have units ready for occupancy by fall 2026, with prices ranging from

.5 million to $2.5 million.

For a neighborhood already brimming with charm and community pride, the arrival of a thoughtfully designed boutique condo building only deepens Roscoe Village's appeal as one of Chicago's most desirable places to put down roots.
