Near West Side neighbors, Fulton Market's transformation just keeps writing new chapters — and the latest one involves a long-vacant industrial building on one of the district's most active blocks.

Details were revealed this past Thursday, August 28th, for a mixed-use redevelopment of the existing three-story structure at 167 North Morgan Street in Fulton Market. The project — published just days ago by Chicago YIMBY — centers on a building that has sat empty for years, mid-block between West Randolph Street and West Lake Street, directly across the street from the recently completed apartment tower known as The Dylan.

The effort is being led by Hubbard Street Group, a local developer with a track record of high-profile Chicago projects, including the Wicker Park Connection development and the eye-catching curved-glass building at 412 North Wells. Their approach here is a thoughtful one: rather than scraping the site entirely, the plan calls for a complete demolition of the building's interior while preserving most of the existing facade and punching out new windows — the kind of adaptive strategy that honors Fulton Market's gritty industrial bones while delivering something genuinely new inside.

Once complete, the ground floor will feature 3,348 square feet of commercial space — enough for a meaningful retail or restaurant tenant — alongside a residential entrance and a bike room. The floors above, plus a recessed two-story addition on top, will hold 20 residential units: 12 one-bedrooms and 8 two-bedrooms. Of those 20 homes, four will be designated affordable, in keeping with the city's housing goals for a neighborhood where new construction has historically skewed toward the luxury end.

The architectural design is being handled by Hirsch MPG, who are specifying black metal panels for the new addition while using matching brick to fill in portions of the existing facade — a deliberate effort to stitch old and new together rather than let them clash. The building will have no on-site parking, a choice that reflects the neighborhood's walkability and its close proximity to the Morgan CTA Green and Pink Line station, one of the most convenient transit stops on the Near West Side.

The project still needs to clear zoning approval before any groundbreaking can be scheduled, and no construction timeline has been announced. But the community presentation has already taken place, and Hubbard Street Group's reputation for delivering complex urban infill projects gives this one real credibility.
