Frozen Martinis From the Ceiling: River North's Tini Bar Is the Most Talked-About Opening Coming to Near North This Fall

By Socialhood News · Near North ·

Near North neighbors, a new speakeasy is quietly taking shape one floor beneath one of River North's most buzzed-about restaurants — and it has a feature you won't find anywhere else in Chicago: a signature martini dispensed from a tube mounted in the ceiling.

Tini Bar is set to open by the end of November beneath LIA Tavern at 11 W. Illinois St. in River North. The subterranean space clocks in at just 630 square feet and seats only 30 guests, operating on a first-come, first-served basis with no reservations. The bar's cocktail list draws deliberately on the golden era of American drinking — think drinks popular in the 1950s, 1960s, and 1970s — anchored by its theatrical signature: a frozen martini delivered straight from a ceiling-hung tube directly to guests below.

The design commits fully to the concept's retro-theatrical personality. To reach the bar, guests pass through a small red-painted antechamber complete with a disco ball before arriving at a T-shaped, red-tiled bar beneath an 11-foot ambient red light. It is, by any measure, one of the more deliberately immersive bar interiors to land in River North in recent memory.

Behind both LIA Tavern and Tini Bar is chef and owner Justin Vaiciunas, who said the new space grew directly out of LIA's unexpected surge in demand. The restaurant went viral in April after introducing a $30 Amalfi Coast Girl Dinner special — the resulting wave of attention left reservations fully booked for four months and staff turning away 40 to 50 walk-in diners per day. Vaiciunas saw an opportunity: rather than expand the dining room or move to a larger space, he built an entirely separate experience one level down.

For Near North residents, the arrival of Tini Bar adds yet another layer to a neighborhood bar and restaurant scene that has been reshaping itself throughout 2026. The 30-seat cap and no-reservations policy means the speakeasy is built for spontaneity — a walk-in stop for neighbors who live close enough to try their luck on a Tuesday rather than plan a Friday-night outing weeks in advance. Illinois Street sits just off the main River North grid, giving the address a slightly off-the-beaten-path character that fits the speakeasy premise.

Meanwhile, the neighborhood's physical skyline is also quietly growing. Construction at 227 W. Chicago Ave. — a 10-story, 56-unit apartment building being developed and built by Noah Properties — has now reached a stage where glass is appearing on the south facade alongside structural metalwork. Suspended balconies are taking shape on the building's west side, which will hover directly over the Chicago Brown and Purple Line elevated platform. The Jonathan Splitt Architects-designed building will include ground-floor retail and a 22-car garage when it opens, with a projected timeline pointing toward summer 2027. On the Gold Coast side of Near North, a tower crane permit was issued this month for a new 28-story residential building at 7 W. Elm St., which will bring 304 apartments and ground-floor retail to one of the neighborhood's most established blocks.

Taken together, the picture for Near North this fall is one of compounding momentum: a theatrical new bar concept heading underground in River North, new residential construction rising at the neighborhood's northern and southern edges, and a hospitality scene that keeps finding creative ways to use the spaces — and the floors — it already has. Tini Bar is expected to open by late November; given LIA Tavern's track record of filling up fast, neighbors who want to be among the first through that red-painted antechamber may want to walk over sooner rather than later.
