Historic Werner Brothers Building Secures Key Funding for Affordable Housing Transformation in Rogers Park

.6 million in low-income housing tax credits in June, a key piece of funding for the $56 million project. The 1920s building, designed by George S. Kingsley, features intricate terra cotta design and was previously on Preservation Chicago's list of most endangered buildings in 2023.

Between the new eight-story property and the Werner Brothers building, the project will create 80 affordable housing units for households earning between 30% and 80% of the area median income. "There is a definite need for affordable housing in the ward," said Crystal Rollins, director of business development and marketing strategy at JTE Real Estate. The development will include studio, one-bedroom, two-bedroom, and three-bedroom units, with amenities like a common room, fitness center, and bike room. The new building adjacent to the historic structure will feature over 5,000 square feet of ground-floor retail space, which developers hope will help revitalize the Howard Street corridor near the Red Line station.

Housing For All and Visionary Ventures NFP are leading the project alongside JTE Real Estate. This was the development team's second application for the tax credits, which were essential for moving forward. "We've been working on this project for several years," Rollins noted. Residents interested in learning more about the development can attend upcoming community meetings that will be announced by the 49th Ward office as the project progresses.
