Stocking Urban Acquires Landmark Mixed-Use Property in Wicker Park for
6 Million

A prominent mixed-use property at the heart of Wicker Park has changed hands for nearly

6 million. A joint venture between Stocking Urban and Ashland Capital recently purchased a property consisting of 22 apartments and 6,522 square feet of retail space at 1542 N. Damen Ave. and 2010 W. Pierce Ave. for
5.5 million. The acquisition comes at a time when apartment rents continue to rise throughout Chicago, with limited new development entering the market.

"We are excited to acquire a marquee asset in an incredible Wicker Park location," said Nick Stocking, founder of Stocking Urban, in a statement about the purchase. The Chicago-based development firm, which focuses on mixed-use properties in the city's North Side neighborhoods, sees significant potential in the location. "This is a rare opportunity to own an irreplaceable location at a price well below replacement cost. We have a strong conviction in the multifamily rental market, which is poised for continued growth as new supply remains highly constrained."

The investment demonstrates ongoing confidence in Wicker Park's real estate market despite economic challenges elsewhere. Residents and visitors to the neighborhood can continue to enjoy the vibrant mix of businesses at this prominent corner location near the CTA, with the new ownership possibly bringing fresh energy to the property in the months ahead. Community members interested in local development can attend the next Wicker Park Advisory Council meeting on November 13 at 6:30 p.m. in the Wicker Park Field House.
