Historic Pioneer Arcade Secures Final Funding for Senior Housing Transformation in Humboldt Park

The historic Pioneer Arcade building in Humboldt Park has secured a critical funding milestone, with the Chicago Community Development Commission approving TIF funds for its residential redevelopment. Located at 1539 North Pulaski Road, the landmarked two-story structure sits just south of the former Pioneer Bank, which has had its own redevelopment plans in progress since 2021.

Originally built in 1925 by Greek immigrant brothers, the Pioneer Arcade was designed by iconic architect Jens J. Jensen in a Spanish-Baroque style with distinctive cream-colored terra cotta cladding. The building initially served as a recreation hall featuring shops, billiards, and a bowling alley with a spectator mezzanine. The $36 million redevelopment will transform the space into 61 affordable units for seniors, including 58 one-bedroom and three two-bedroom layouts offered to elderly residents earning 50-60% of Area Median Income. Residents will enjoy amenities including a community room, medical check-up space, parking lot, garden planters, and a dog run.
