New 44-Unit Affordable Housing Development Unveiled for Rogers Park's Sheridan Road

Rogers Park residents will soon welcome a vibrant addition to the neighborhood skyline as plans were revealed this week for a new five-story affordable housing development at 7644 North Sheridan Road. Developer 5T Development Partners has proposed a distinctive V-shaped building featuring 44 affordable apartments, street-level retail space, and a rooftop deck with views toward Lake Michigan.

The thoughtfully designed building, created by local firm SEEK Design + Architecture, will include a mix of one, two, and three-bedroom apartments catering to various income levels. The $21 million project also features family-friendly amenities including a small triangular playground tucked into the center of the property. Along Sheridan Road, approximately 1,700 square feet of commercial space will help maintain an active streetscape while providing community-serving retail options.

"For affordable housing this is a beautiful, well thought out structure," noted one community member in online discussions about the proposal. If all goes according to plan, the development team hopes to secure city funding by early 2026, break ground in 2027, and welcome residents by mid-2028.
