Historic Field Building Transforms Loop Skyline with Ambitious Residential Conversion

The Loop's transformation into a vibrant 24/7 neighborhood is gaining momentum with the ambitious conversion of the historic Field Building at 135 South LaSalle Street into residential spaces. Developers are currently preparing to build out 92,000 square feet of retail space and 386 residential units in the first phase of this landmark project, aiming to restore the building's original vitality through a mix of neighborhood retail tenants that will activate the area throughout the day. Plans include an all-day café, a large-format gym, a boutique grocer, and partnerships with local arts institutions.

Construction is already underway, with crews creating a new residential lobby that will include a dedicated entry on LaSalle Street while keeping the arcade open to the public. The first phase is expected to be completed in approximately 18 months, with residents moving in during summer 2027. The project includes removal of non-historic additions on the tower's 25th floor to create outdoor terraces featuring amenities such as a pool, grilling areas, park space, and a large dog run – all helping transform what was once Chicago's largest office tower into a residential community in the heart of downtown. This development joins more than 30 new businesses opening in The Loop by year's end, further cementing downtown's revival as a complete urban neighborhood.
