Major Residential Development Unveiled for Vacant Avondale Site at California Avenue

Plans have been revealed for an exciting residential redevelopment of the large vacant site at 3265 North California Avenue in Avondale. Located just north of the intersection with West Belmont Avenue, this L-shaped lot sits half a block from Brands Park near the Chicago River. The project is being led by a local development team operating under the name Cal-Melrose LLC.
The ambitious project, designed by local firm Hirsch MPG, will consist of six buildings total, bringing 128 residential units across two main buildings plus 24 townhomes to the neighborhood. The first building to be constructed will rise five stories at the corner of West Melrose Street, containing 52 residential units with convertible, one-bedroom, two-bedroom, and three-bedroom layouts. Tenants will have access to a 24-vehicle parking garage and rooftop deck. To address affordability concerns, 25 units and five townhomes will be designated as affordable housing.
The middle section of the development will feature 24 townhomes lined up east to west facing an internal courtyard. Each townhome will be a three-story, four-bedroom residence with a two-car garage accessed via a private drive. The developer is currently seeking a zoning change for the site, which falls within the 35th Ward. Recently presented to the community, the project will require approval from the local alderman, the Committee on Zoning, and City Council before moving forward.
