Local Architects Launch Innovative Housing Preservation Project in Palmer Square

Palmer Square residents will soon witness the revival of one of the neighborhood's historic two-flat buildings as local design firm Via Chicago Architects launches an innovative renovation project at 3101 W. Palmer Square. The project, dubbed Palmer+, aims to carefully restore the building's unique architectural features while adding much-needed housing to the community.

Purchased in early 2025, the neglected two-flat will undergo a careful restoration process preserving its distinctive iron spot brick with extra-thin "butter joints," ornate wood porch columns, and powder-blue cornice. The interior apartments will be fully renovated, and a new garden apartment with a private entry will be reintroduced to the lower level. Located just two blocks from the architects' Armitage studio, the project addresses the neighborhood's struggle with the accelerating loss of 2- and 3-flat buildings as they are converted into oversized single-family homes.

The Palmer+ project was highlighted during Logan Square Preservation's recent house walk, where the architects shared details about the process of preserving the landmarked building while adapting it for contemporary needs.
