Historic River North Building Begins Transformation into Modern Residential Hub

Near North residents will soon witness the revival of a historic building as interior demolition has begun on the residential conversion of 223 West Erie Street in River North. The adaptive reuse project, designed by Kennedy Mann, will transform the building's 24 office suites on the upper six floors into 66 residential units. The unit mix will include 31 studios, 24 one-bedrooms, and 11 two-bedrooms, ranging from 478 to 1,229 square feet.

8.4 million redevelopment, spearheaded by Concord Capital in collaboration with Kennedy Mann Architects, represents a significant win for adaptive reuse and downtown revitalization in Near North. The project marks another step in Chicago's broader trend of repurposing underutilized office space into much-needed urban housing, helping transform vacant office inventory into productive residential assets that reinvigorate the local economy. The building will incorporate 35 basement bike parking spaces, aligning with Chicago's growing emphasis on transit-oriented, pedestrian-friendly development in dense downtown corridors. This conversion contributes to River North's ongoing reinvention as one of Chicago's most dynamic mixed-use neighborhoods.

The basement will feature resident amenities including a fitness center and coworking lounge. Construction is scheduled to begin in early 2026, after which the building will be transformed into a modern residential community.
