Logan Square's Armitage Corridor Is Getting a Fresh Mixed-Use Development — With Affordable Units and Space for Local Businesses

Logan Square's vibrant Armitage Avenue corridor is about to get a lot more interesting. Details were unveiled this week for a proposed mixed-use development at 3265 W. Armitage Ave. — and it looks like a project neighbors can genuinely get behind. Led by Chicago-based DG Advisors Group and designed by local architecture firm 360 Design Studio, the five-story building would bring 31 modern apartments to a currently underutilized stretch of the block, replacing a vacant lot and an aging adjacent structure.
The plans are thoughtfully neighborhood-focused. Six of the 31 apartments would be rented below market rate, helping add a measure of affordability in a neighborhood where housing costs have climbed in recent years. Residents would enjoy perks like balconies, a communal rooftop, an elevator, and 32 bike parking spots. But perhaps most exciting for the community: the ground floor includes 1,800 square feet of commercial space that developers plan to rent at a reduced rate — specifically to keep local businesses on Armitage thriving. The project sits just steps from Best Intentions, recently named one of the best bars in the nation.
The proposal was presented publicly for the first time at a community meeting at Harriet Stowe Elementary School this week.
