New Homes and Local Retail Could Be Coming to Palmer Square's Armitage Corridor — Here's What's Proposed

Palmer Square neighbors, a fresh development proposal just landed on the Armitage corridor — and it's worth paying attention to. A Chicago-based firm, DG Advisors Group, has unveiled plans for a four-story mixed-use building at 3265 W. Armitage Ave., right in the heart of the neighborhood. The project would bring 31 modern apartments to what is currently a vacant lot and an adjacent older building, with six of those units reserved at below-market rents — a meaningful nod to affordability in one of the city's most in-demand corridors.
Designed by local architecture firm 360 Design Studio, the building is planned with a communal rooftop, balconies, an elevator, and a mix of studios through three-bedroom units. Perhaps most exciting for the street-level scene: the ground floor would feature 1,800 square feet of commercial space, set to be rented at a reduced rate specifically for local businesses. Bike storage for 32 bikes is also included — keeping things very Palmer Square. The project sits just steps from Best Intentions, recently named one of the best bars in the nation, and was presented to the public for the first time this week.
