A Historic Landmark Reborn: Humboldt Park's Pioneer Arcade Is Being Transformed Into 61 Affordable Senior Homes

One of Humboldt Park's most storied buildings is getting a second life — and it's being built with the neighborhood's most vulnerable residents in mind. Hispanic Housing Development Corporation broke ground earlier this year on the redevelopment of the historic Pioneer Arcade, converting the landmark structure into 61 affordable senior housing units right in the heart of the West Side community.

The project is the latest milestone for Hispanic Housing Development Corp., which has become one of the most active affordable housing builders in the 26th Ward. The organization already has 13 affordable housing properties in the ward, and its work is widely seen as a frontline defense against displacement. As CEO Tony Hernandez has noted, building income-restricted units is fundamentally about helping families stay in the neighborhood they call home — and senior residents deserve that stability most of all.

Meanwhile, the Chicago Park District is reminding neighbors that summer program registration for Humboldt Park is now open — with most programs running June 15 through August 9, 2026.
