Building Up: Two Major Development Wins Signal a Transforming Portage Park

Portage Park neighbors have double the reason to feel optimistic about their block this week — two significant real estate developments are moving forward, and both are rooted in community input and long-overdue change.
First, the big one: after more than six years of stops and starts, the former Peoples Gas site at 3955 N. Kilpatrick Ave. is finally on track to break ground. According to Block Club Chicago, work on the long-awaited overhaul of the Irving Park Road and Kilpatrick Avenue site is scheduled to begin this summer, with Brian Pawlik, president of Elmhurst-based Prairie Ridge Development, hoping to start construction in late summer. The project — which envisions hundreds of apartments and more than a dozen retail storefronts on a lot that has sat empty for years — passed through a lengthy rezoning process before GW Properties sold it to Prairie Ridge in December 2024. While plans are still being finalized, the new project is expected to be slightly less dense than its predecessor. For a neighborhood that has watched this corner sit idle for the better part of a decade, shovels in the ground can't come soon enough.
Meanwhile, on Cicero Avenue, a more modest but equally meaningful project is gaining momentum. Plans to demolish two long-vacant homes at 4345–47 N. Cicero Ave. and replace them with a thoughtfully designed six-flat — featuring spacious two-bedroom units with green space front and back — were met with enthusiasm at a recent community meeting hosted by Ald.
