City Council Greenlights XS Tennis Hotel + Residences, Bringing New Investment to Washington Park

The Chicago City Council has officially approved plans for a major mixed-use development at 5301 South State Street in Washington Park. The project will transform a vacant lot at the intersection with East 53rd Street while expanding the existing XS Tennis and Education Foundation campus across the street.

Designed by SEEK Design + Architecture, the $41 million development features two buildings with distinctive white masonry, light-colored panels, and copper-tone accents. The mixed-use project includes a six-story, 125-room Hyatt Studios hotel and a five-story residential building with 51 affordable apartments. Community amenities will include a café, lounge, outdoor deck, four-court indoor pickleball center, and ground-floor retail space reserved for a Black-owned business.

Construction is scheduled to begin next spring and is expected to take just over a year to complete. XS Tennis CEO Kamau Murray believes the hotel will significantly benefit Chicago's young players by offering accommodation when hosting tournaments at Washington Park, especially supporting Black tennis players who face challenges traveling to national tournaments. The facility already hosts several professional women's tennis events throughout the year, including the Chicago Women's Open and Chicago Fall Tennis Classic in October.
