Historic Congress Theater Revival Moves Forward as Logan Square Landmark Secures Additional Funding

The long-awaited restoration of Logan Square's iconic Congress Theater is gaining momentum this January, with developers securing additional funding sources to bring the historic venue back to life. Located at 2135 North Milwaukee Avenue, the landmark 1926 structure has been vacant since 2013 but is now set for a comprehensive revival led by Baum Revision and venue operator AEG Presents.

The ambitious $88 million project includes plans for a full restoration of the 3,500-seat theater into a modern event venue, extensive repairs to the building's façade, marquee, and historic features, as well as the renovation of ground-floor retail spaces. The development team is working with local design firm Woodhouse Tinucci Architects to preserve the venue's historical character while bringing the facility up to modern code standards. The project has previously secured TIF funding and historic tax credits, with the city now applying for a $25 million loan from HUD to help complete the financing package.

The theater's restoration is expected to continue spurring development along this section of Milwaukee Avenue while restoring an important piece of Chicago's architectural heritage. Neighborhood residents anticipate the project will foster local pride and create a renewed cultural anchor for the community. Logan Square neighbors can look forward to experiencing live performances in this historic venue when construction is completed, currently projected for late 2026.
